Federal Reserve Bank of St. LouisWe are looking for a Manager, Facilities Maintenance, to plan and lead operations and maintenance activities for all facilities located in Memphis, TN. As our Manager of Facilities Maintenance, you will report to an Assistant Vice President and oversee a staff of experienced Maintenance Mechanics, Operating Engineers, Painters and Facility Operations Specialists who are involved in multiple plant operations, facility maintenance, oversight of contractors and management of small capital or expense projects. In your role as Manager, you will bring an understanding of HVAC systems and electrical systems, plumbing, carpentry and other skilled trades. You also will be well-versed in strategic planning, preventative maintenance standards, safety regulations, budgeting and reporting.Responsibilities
Prepare and communicate maintenance operational goals to achieve department strategy, specifically around quality, safety and operational efficiency.Help plan the annual expense and capital operating budget and long-term forecasts for major capital asset enhancement projects for building and operating
equipment. Recommend actions or expenditures to meet operational requirements. Manage the annual expense budget to ensure targets are met.
Conduct regular inspections of all properties, including follow-up inspections on work performed by maintenance staff. Develop plans to quickly resolve issues.
Oversee and ensure a proficient safety program with emphasis on awareness, discipline, and compliance. Overall safety program to conform to OSHA standards and other safety guidelines as deemed appropriate.
Manage the Computerized Maintenance Management System (CMMS) and ensure information contained within the database is accurate and updated. Use data to develop insights to improve site performance. Use CMMS to monitor flow and quality of work to assure completion of workload and adherence to facility's standards and procedures. Identify trends and determine system and process improvements.
Coordinate contracts/agreements for contracted services. Periodically review agreements for best price and appropriateness of service and monitor quality of work for janitorial, landscaping, snow removal, carpet cleaning, window washing, pest control and others.
Maintain facilities in highest level of compliance and cleanliness. Evaluate outsourced janitorial activities. Manage all cleaning schedules and ensure contract compliance and maintain current work list for custodial responsibilities at all facilities. Focus on operational efficiency and determine ways to improve janitorial functions.
Qualifications
Bachelor's Degree in an Engineering or Facilities Management related field or commensurate experience
7+ years of experience in facilities management preferred
3+ years managing or supporting or managing teams
Familiarity with a combination of the following: HVAC Electrical Fire, Life Safety Plumbing Building Automation CAFM, IWMS or CMMS
Project Management
Experience with budgeting and creating strategy
Proficient in reading construction drawings and specifications
Mentor personnel to while increasing employee engagement.
Experience drafting/editing contract language
Analyze and prioritize several tasks concurrently.
Comfortable making difficult decisions within defined procedures to determine appropriate action.
Track record producing operational efficiencies
Occasionally work extended hours, to include evenings, weekends and holidays.
Candidates with less experience may be considered at a lower job grade or salary.

Salary: $129,500 - $156,500
